About JoeFSBO

What is the JoeFSBO Playbook and what is in it?

Broker Transactional Insight

Steve Bradley is a licensed real estate broker with 23+ years of active transaction experience. The insights here reflect real brokerage practice, not legal advice. For matters specific to your contract or state, consult a real estate attorney.

The JoeFSBO Playbook is a 121-page guide to selling your home without a listing agent, written by a licensed real estate broker with over 23 years of active experience. It was built to give FSBO sellers the same quality of information that professional agents carry into every transaction, without any disguised lead generation or ulterior motive behind it.

The Playbook covers 17 sections, moving through the transaction in the order you'll actually encounter things. It starts with an honest self-assessment of whether you're positioned to succeed, moves through pricing, preparation, disclosures, and marketing, and continues through showings, offers, contracts, and closing. It doesn't skip the hard parts or soften the areas where FSBO sellers most commonly struggle.

Every section is written at three depth levels. Level 1 is a concise summary, the key point in a few sentences, for when you need a quick answer while you're in the middle of the process. Level 2 goes deeper with context, explanation, and the nuances that matter in real situations. Level 3 is the full detail, edge cases, things that can go wrong, and how to handle them, for the topics where your situation is complex or the stakes are high.

You don't read all three levels of every section. You read the level that matches what the moment requires. A seller in week one of listing needs different depth than a seller who has an offer on the table and is heading into post-inspection negotiations.

What the Playbook is not: It's not legal advice, financial advice, or real estate brokerage services. It doesn't create a professional relationship between you and its author. It's an educational resource, the same foundational knowledge that a competent agent would use to guide a seller through the process, translated into a format that works for someone doing it themselves. For legal questions specific to your transaction, your state's disclosure requirements, or anything contractual, consult qualified professionals in your state.

The Playbook provides the knowledge and framework. The 14 supporting documents are the working tools you use to execute at each stage. The Walkthrough and Triage document, the Pricing Worksheet, the Communication Scripts, the Offer Comparison Worksheet, these are built to be used alongside the Playbook's guidance.

The Playbook is the core of the Equity Protector Toolkit, available at joefsbo.com/bundle.html. It's also included in the Complete FSBO Masterclass and Toolkit, which adds a 5-module video Masterclass for sellers who prefer to see the process walked through rather than just read about it.
