Yes, you can get your home on the MLS without hiring a full-service listing agent. The way to do that is through a flat fee MLS service, and it's a legitimate, widely used option for FSBO sellers who want the exposure of the MLS without paying a full listing commission.

The MLS matters because it's the primary database that real estate agents use to find homes for their buyer clients. Zillow, Redfin, Realtor.com, and most other major real estate search platforms pull their inventory directly from MLS data. A home that isn't on the MLS is only visible to buyers who are specifically looking for FSBO listings, which is a much smaller audience. Studies consistently show that MLS-listed homes sell faster and for more money than non-MLS listings, not because agents are magic, but because exposure drives competition, and competition drives price.

Flat fee MLS services work by partnering with licensed real estate brokers who submit your listing to the MLS on your behalf for a flat upfront fee. You pay the fee, provide the listing information and photos, and the broker submits the listing. You remain the seller, you handle showings and negotiations, and you pay no commission to the listing broker at closing. The broker is essentially lending you their MLS access.

Basic flat fee MLS listings run roughly $399 to $499 for most of the reputable national services in 2026. This typically gets you on your local MLS and syndicated to Zillow, Redfin, and Realtor.com. Upgraded packages with more photos, lockbox provision, or contract support cost more. Houzeo is one of the larger national platforms, though local services exist in most markets and are worth comparing.

On buyer's agent compensation and the MLS: under the rules that took effect after the August 2024 NAR settlement, you're no longer required to advertise buyer's agent compensation in your MLS listing. You still need to decide how you'll handle it if a buyer's agent is involved in an offer. Many flat fee MLS services include a field in the listing for whether you're offering buyer's agent compensation. Leaving it blank is an option, but understand that it may reduce interest from agents whose buyers might otherwise see your home.

Read the fine print on any flat fee MLS service before paying. Understand exactly what's included: how many photos, how long the listing runs, whether they charge additional fees at closing, and what support they provide for offers or paperwork. Some services are genuinely good value. Others are bare-bones to the point where you're on your own the moment your listing goes live.

Getting on the MLS is one of the highest-impact things you can do as a FSBO seller. If you're not already on it, that's where to start.
