How you prepare your home before listing it may matter more than your price. Buyers decide whether to schedule a showing based on photos, and they decide whether to make an offer within the first few minutes of walking through the door. Both of those moments are shaped entirely by preparation. You don't get a second first impression.

Start with a fresh-eyes walkthrough. Walk through your home the way a buyer would: starting at the curb, moving through the front door, going room by room, ending in the backyard. You're looking for anything that creates doubt. Water stains on ceilings. Odors. Clutter that makes rooms feel small. Deferred maintenance that signals the owner hasn't kept up with the house. Write it all down without defending anything mentally. The Walkthrough and Risk and Repair Triage document in the JoeFSBO toolkit gives you a room-by-room framework for exactly this exercise.

Prioritize safety and functional issues over cosmetic ones. A leaky faucet, a tripped GFCI outlet that won't reset, handrails that wobble, and smoke detectors that are missing or expired will all come up in inspection. Fixing them before listing is almost always cheaper than negotiating around them after an offer is on the table. Buyers see a list of inspection items and instinctively inflate their mental estimate of what each one represents in cost and risk.

Declutter more aggressively than feels necessary. Most sellers declutter to the point where the house looks clean to them. Buyers need to see the space itself, not your life in it. Pack away personal photos, clear countertops in kitchens and bathrooms, remove furniture that makes rooms feel crowded, and empty closets by at least a third. Buyers open closets. Packed closets make them worry there isn't enough storage.

Deep clean everything, including the things nobody seems to clean. Baseboards, ceiling fans, window tracks, the inside of light fixtures, behind and under appliances, grout lines in bathrooms and kitchens. Buyers notice these things, and a genuinely clean home reads as a well-maintained home. That perception carries weight during negotiation.

Address odors before anything else. Pet odor, smoke, cooking smells, and mildew are deal-killers that sellers are often the last to notice because they've lived with them. Get an honest opinion from someone who doesn't spend time in your home regularly. If there's an odor issue, address the source. Air fresheners mask it temporarily and buyers can tell the difference.

Preparation is an investment that almost always returns more than it costs. A home that shows well generates more showings, attracts more competitive offers, and gives you a stronger negotiating position. Do this part right before you list.
