Most sellers never think to ask this question, but after 23 years as a licensed broker watching how markets actually move, it's worth addressing directly. A poorly executed FSBO can have a negative effect on nearby property values. Not always, not dramatically, but it's a real dynamic that the industry rarely discusses with sellers.
When your home sells, that sale becomes part of the public record. Appraisers, agents, and automated valuation tools use recent closed sales as comparable data points when estimating the value of other homes in the area. If your home sells significantly below market value, that sale enters the comp pool and can pull down appraised values nearby for months afterward.
A neighbor who lists their home three months after your below-market sale may find that appraisers are citing your transaction as evidence of what the market supports. A buyer's lender orders an appraisal, the appraiser includes your sale as a comp, and suddenly that neighbor's buyer can't get financing for the agreed purchase price. This isn't theoretical. It happens, and agents who work specific neighborhoods see it regularly.
This is actually part of why JoeFSBO exists. The FSBO sellers who hurt the data aren't bad people. They're underprepared sellers who priced wrong, marketed poorly, eventually got desperate, and accepted whatever offer came in just to be done with it. That outcome is preventable. A FSBO seller who prices correctly, markets professionally, and negotiates from a position of knowledge does not sell below market value. They protect both their own equity and the integrity of the surrounding market.
The other side of this is worth noting too. A FSBO seller who executes well sets a strong comp just as effectively as an agent-represented sale. The data doesn't know whether the seller had an agent. It just records the price, the terms, and the date.
FSBO itself doesn't hurt property values. Underprepared, desperate, or poorly priced FSBO sales do. The distinction is preparation, and that's exactly what the JoeFSBO Playbook is built around.
